In Shropshire

What to know about roofs in Shropshire

Traditional materials, planning controls and protected wildlife all affect roof work here.

Clay tiles and Welsh slate

Old clay tiles and Welsh slate are the traditional roofs of Shropshire's historic towns. In conservation areas, matching the original material is usually expected.

Article 4 and listed buildings

In parts of Shrewsbury and Bridgnorth, and in the Ironbridge Gorge, Article 4 Directions can bring roof changes under planning control. Listed buildings need listed building consent for changes to the roof.

Bats

Bats often roost in roofs and are protected by law. If they may be present, a survey may be needed before work starts. A good roofer will know when to ask.

FAQ

Common questions

Do I need planning permission for a new roof?

Usually not when replacing like for like. Changing the material or the look can need permission in a conservation area or Article 4 area, and a listed building needs consent. Replacing a large part of a roof can also need Building Regulations approval for insulation.

Repair or replace?

A roofer should survey the roof and explain both options. Isolated slipped tiles are usually a repair; widespread failure of tiles, battens or membrane can mean a re-roof.

Does it cost anything to use Shropshire Quotes?
